There’s a term that we use in the real estate business to refer to property that has potential for commercial, residential and/or public-use development :  HBU, or “higher and better use” property.

It’s a straightforward concept.  As an example, let’s take a piece of farmland that is located on a busy highway near a growing suburb.  We have all seen it happen.  At some point, developers of commercial and retail centers, residential apartments and single-family homes and even public parks and roads will become interested in the property.  They see a “Higher and Better economic Use” for the acreage – HBU!

As a result of the new potential development of the real estate, the market value of the property increases – dramatically, in many cases.
