Ever-growing spheres of influence of urban centers such as Birmingham are being felt in formerly rural-only locales.  Tracts of land used exclusively for agriculture and outdoors enjoyment since the 1800’s are getting new looks for new purposes.  Is this a positive development?  That depends on our point of view, does it not?

From a strictly economic viewpoint of a potential seller of rural property in Alabama, urban expansion is certainly a positive development.  The value of land almost always increases as new buyers with new ideas for the property enter the market.

Know This Term:  HBU!

There’s a buzz-phrase that we use in our business that applies to this phenomenon of land gaining development potential:  HBU, or “higher and better use” property.   It is an important term when looking at land for sale in Alabama.

HBU refers to a fairly simple concept.  For instance, consider a piece of Alabama acreage that is currently used for growing row crops (corn, soybeans, etc.) and that has a market value BASED ON THAT USE of perhaps $1,500 per acre.  As a nearby suburb continues to expand, that tract of land may be seen as having a potential for a ‘higher and better use.’

We all see many examples of this.  Maybe a commercial real estate developer identifies that parcel as a good site for a shopping center.  In addition, a homebuilder sees the place as perfect for a new residential development:  single-family housing; apartments; condominiums; mini-farms, etc.  Sometimes, the gaze of local governmental leaders and planners falls upon our subject property.  They may be considering a purchase of land for new roads, for parks and for other public uses.

In each of these cases, the purchase price of the real estate involved is significantly higher than the price for which it would sell based solely on its current/former agricultural and recreational uses.

The implications for us as Alabama land brokers are clear.  It is imperative that we stay on top of these developments and how they will impact the value of property.  Otherwise, we will not be able to represent our clients – buyers AND sellers – with competence.  We can only do our job well without understanding the changes we see before us.
