A prime new classification of real estate in Georgia and Alabama is what we call “transitional” or “HBU” (highest and best use) property.
Transitional, aka, HBU property is real estate that has historically been rural, located away from urban areas. As our cities and suburbs have expanded, these farms, timber tracts, and such have been developed for commercial/retail and/or residential use. Atlanta, Birmingham, Auburn, Montgomery, Columbus, GA and others are examples of cities/metropolitan areas that have seen their surrounding agricultural land “transition” to their “highest and best use.” North Georgia has many areas that offer excellent examples of this trend.
Now, we can discuss whether a residential development, for example, is a higher and better use for a piece of land than, say, a farm. But, for our purposes as a real estate firm working for our clients, we generally consider the highest and best use of a property to be that which brings our selling client the highest return for his/her/their property. So, HBU, for us, refers to the economically highest and best use.
