Description

This is an excellent timber investment and hunting tract in the Flatwoods section of Elbert County, Georgia. Bartram Creek, a large perennial stream, runs through this tract. There are several pond sites along this creek. There are excellent established food plots and hunting lanes. Most of this tract is large, mature pine and hardwood. It has very nice oak along the bottoms. Part of this tract is an old plant nursery with large crepe myrtles and other ornamentals. The remainder is in pine pulpwood to Chip-n-saw wood. It has good road frontage on two county paved roads (Cherokee Road and Longstreet Road). The annual county taxes are $2,688 and it is not under Conservation Use Assessment. This means it can be developed or subdivided without penalty. A new survey is being prepared. There is an active hunting lease on the property which can be retained or cancelled at the buyer’s discretion.
